History

Superior Location
Riverview Business Park is located at 1850 County Route 57 in the Town
of Volney, Oswego County, New York. The site is located adjacent to the
east bank of the Oswego River and approximately 23 miles from the Central
Business District of Syracuse, NY and considered part of the Syracuse
MSA. The site has excellent access to Interstate 481, which connects to
Interstate 81, a major north-south truck and shipping route in the Eastern
United States. In addition, there is access to the NY State Thruway, the
major east-west NYS thoroughfare and a north-south connector to New York
City.
Total Range of Inter-modal Access
Riverview also has on-site access to CSX Corporation’s railroad
tracks with loading docks and rail service capacity in the warehouse/distribution
building. The Port of Oswego is located 11 miles north and offers deep-water
access to the Great Lakes and the St. Lawrence Seaway. The site is also
located in a New York State Empire Zone, which provides electric and gas
discounts, investment tax credits, employment incentive credits, wage
tax credits, and real estate/sales tax abatements.
A Former Miller Brewery- Infrastructure In Place:
The site is a former Miller Brewery plant constructed between 1976 and
1982. The complex consists of approximately 335 acres, much of it fenced,
with 24/7 security and is split into four smaller parcels of 99 acres,
138 acres, 75 acres, and 23 acres. The largest piece is located in the
northwest quadrant and includes warehouse/distribution buildings, a manufacturing
plant, and a 6MW steam cogeneration plant. A wastewater treatment plant
(with a peak capacity of 10 million gallons of wastewater per day) is
located on the southwestern quadrant of the property (136 acres). In addition,
there are two vacant land parcels of 73 acres and 23 acres available for
future development on portions of the tracts.
The total square footage of the improvements (not including the wastewater
treatment plant) is approximately 1 million square feet (“sf”).
